The market is just crazy right now! I never thought finding something in GA/FL would be this hard. We just gave up on FL. 

But, I think we have one and it is awesome! Only way we found it was that the realtor's office had just gotten it and it wasn't listed yet. So no one else got to see it. 

So, should know today if the offer is officially accepted, which we think is was!

june -- hope it goes well for your neighbor -- our property values are very high here right now -- so they get to raise property taxes -- but we have no intention of selling -- too crazy out there!

Good luck ryvechamp!  June, your neighbor should be fine.  If she is planning to down size, she will more than likely make a lot more money from the sale of her house they she will need to pay for a new home.  It is a seller's market.

Well Sandra yes and no. Yes, my neighbour will probably get close a a million for her house. But even tho she’s downsizing, the market is sooooo crazy now that even rough and tumble houses are selling in the $700-850,000!!! The goal of course is to buy, spending a reasonable amount so she has enough to bank/invest to live on. She has zero pension for herself and deceased husband. And on top of the ridiculous prices for the house prices, the biggest bugaboo is the now required down payment...minimum 10% on price of the house. Because my neighbour  doesn’t have any income, or collateral, the bank denied her request for a loan. Most houses people are bidding $20,000-40/50,000 over asking price. And this just isn’t where we’re living, but cities and small towns all around us. Pretty bad when you can’t even afford to buy in the city you’re living in!!!  We had to lend Chris/Megan a good chunk of money for their down payment. Once they sold their house, they paid us back straightaway. The ideal situation would be to sell your house first, then find something. Having cash in hand. But no way can you do that now. I mean Chris/Megan looked continuously from Aug/2020 and didn’t find a reasonably priced/affordable house in their budget until November. Four months of solid looking and losing out on multiple properties. Neighbour still has her basement to clean up, and trust me, it’s going to be a massive job. Between her and her son, it’s hoarding city. I’ve offered to roll up my sleeves and help multiple times, but have been turned down. Just gotta pray everything will work out.
