After a lot of searching, and waiting, I have found a (hopefully) perfect spot for a shop. It's only a mile from my house, the rent is good, and the location is fantastic. And it's about 800 sq. feet...1/2 shop,1/2 work area.
I have an appointment tomorrow to check it out and see what my options are. I do know it has a wall of coolers (like at a convenience store), with plenty of shelves, the sinks I would need, and two walls of counters in the kitchen area. And it's going to be repainted next week.
I have a business plan raring to go, and I am booked with business until the end of October...enough to keep me afloat paying for the shop and pay me a little as well.
Just praying and crossing my fingers and toes that this is right for me.

Good Luck!! I'm sure you will do well, and once you open, more and more people will know about you. If you are already booked through October you should have no problem keeping up with your expenses. Hope all goes well for you, it's an awesome opportunity!
