Equipment for a store! like a 3 compartment sink...I think that would take care of the whole amount! 
An Agbay. I am dying for one, but I just can't justify the expense.
The second blade for my Agbay, and another speed rack!
An Agbay or air brush machine or a cake safe!!

(Speed Rack) It may not be the right term for it, but it is a rack that you slide full size sheet pans in. You can use it when you pull cakes/cookies out of the oven, you slide them in and let them cool, also when icing cakes, you can use it for temporary storage. It's about 6' tall and on wheels so it can be moved around. It is just what I have always called it.
I'd save it! Did you think you'd hear a uni graduate saying that? 
This is probably the most smart@ss answer I've ever posted but I'm feeling generous.......I'd send gift certificates for massages to a few folks on CC that really need to lighten up a bit.
