Thinking Of Renting My Kitchen Out....

i'm closed 3 days a week...does anyone here rent out their kitchen?
i'm trying to think of the CONS, since i've never done anything like this before.
seems a shame that it just sits there that many days a week.
those of you who do rent from others, how do ya'll handle it?...do you rent by the month, week, or what?
what kind of fees do you pay?...i know that would vary alot for different parts of the country....just curious how this works....seems like it could be a win/win situation.

i rent my bakery, and the deal we worked out was that in the off season i would rent hourly, and during wedding season i would rent monthly. it was my idea because i didn't know if i would have enough weddings in the off season to pay the monthly rent. and on season, i knew that hourly would cost me way too much! luckily the owner is so laid back he didn't mind at all. he even lets me use his ingredients for my cakes! (they're a bread bakery, so they use lots of the same ingredients anyway). that saves me tons of money. they can order 50 lbs of cake flour for just $15! i pay $3 for a tiny box of it at the grocery store.
You will need to consider the insurance situation - what happens if the person renting your kitchen damages it? Are they covered by their own insurance?
When I rented kitchen time from the a little sandwich shop in town, I paid rent for my time and a 'utilities fee' to cover the increase in the utilities from me working there.
One thing to keep in mind is security. Until the owner got to know me, she would come and let me in each time I baked. The door locked automatically when it closed, so I didn't have to worry about locking up when I left. (It was extremely inconvenient if I forgot something though, because I couldn't leave without locking myself out!) Once she was comfortable with me, she gave me a key to the store.
