Shop With Chocolate Making Abilities.....

Ok Ladies I'd like to get an Idea of if this will work. I found a shop that i am absolutly in LOVE with. It is 18,000 SQ. FT. It has a Chocolate Making Facility with cooling room and all the equipment. Now I never wanted to be a Choclatere. But i thought I could use it in my favor. Say Chocolate Monograms, Specialty chocolates, for Cakes.
If I get this I plan on getting some one to do most of the chocolate and I will expand the kitchen so I can do more cakes. So it would Be candy and Cakes. This is not even using the top half ot the building(which I can lease out if need be.)
What I would like to know from ccr's is: Do you think it would be a good thing to make and ship Chocolates all around the country?
On the other side, I want to do my cake decorating, have classes, and do little events like birthday parties and tea parties. And Hands on cake decorating events(kind of like make your own pottery but with cakes)
Well what does every one think? Does it sound like a good concept?
It's really hard having ideas and not knowing if it will really work.

p.s. There are two grocery stores with bakerys in town. and one little hispanic bakery( I'm not sure if they have non-hispanic clientel). So this little shop could be needed.
OOOOhhh Chocolate ....Maybe you can take some courses in chocolate art. Later you can add candy and chocolate classes to other classes that you teach. I like the idea of making and shipping chocolate all around the country!!!
