very helpful group, and any question you have about selling from home has probably been asked and answered there many times ;)

As for the trailer, if you have the funds you could build a nice porch or patio area in the front, and have a full garden. Just make sure everything is neat, add little details like small garden areas off from the house (around a tree or such), if you have kids make sure bikes and toys are out of sight or corralled neatly. The idea would be to draw there attention all over your yard, not just to your house. When they pull up they'll think 'wow, what a nice garden, patio, what have you' that they wont even think twice about the house being mobile :)

AYa I never let toys stay outside and I do have a garden the length of the mobile problem is its only been 1.5 years so its still sparse. Lol my 6 ft butterfly bushes are only 1x1ft lol. I've been thinking about the front porch idea. I think that would help if it was larger it would be more inviting. Thanks for the tips and ill check the link.

don't even bring it up. when they arrive to pick up their orders, greet them professionally with a smile, well groomed and with a firm handshake. if the cake is lovely and delicious as well, the mobile home thing will never be an issue.
