Found A Place To Bake!!...but Need Some Advise

Hi, I've been knocking on many doors and finally, it seems like I'm going to be able to use a local bakery to bake my cakes. I'm waiting for the Dept. of Agriculture inspector to call to set up an appt. and then get my city and county license. I will also need to take a class in food handling.
In any case this is my concern right now:

How much do I pay them to use their kitchen? When I asked them today, they did not know what would be fair and told me to so some research. I had originally suggested doing it on a commission basis.

If I go that route, what percentage of the cakes I make would be reasonable?

Help...need some advise.

You should agree on access. When can you bake, how much storage do you have for you cakes in progress (they cannot be taken home to finish)

If access won't be a problem, a percentage might work best. You probably need to figure your pricing structure to see how much you can afford to pay for 'rent' and still make a profit.

I don't think access will be a problem. I can use the kitchen after 2:30 weekdays and Sat & Sun all day. Storage of cakes should not be a problem either. I'll only be making a few cakes per month. Hopefully wedding cakes. So if I do commission, what is the average people pay for using someone else's kitchen?!
