Qs About Storefront

Hi all ,

I am wondering if its enough to rent 1000 sq ft storefront, it will be devided as commercial kitchen and the retial space, will this be enough ? or I have to look for extra space ?

Also I am wondering if its better to have the storefront in a crowded mall in the city with higher rent than traffic street

I was in the market last yr looking for retail space and was advised to get something for 1100 - 1400 sq ft by a CC member who had a commercial kitchen + retail space. I did visit a space that was 1400 sq ft (+ or - and I say that because what my construction guy measured was very off from what the owner of the property said it was) The size appeared to be decent for what I wanted.

Unfortunately, the way the space was constructed was more geared towards 90% kitchen space and 10% retail space. They weren't open to changes to the internal construction. It was too cramped in the space available for walk-in customers so I turned it down. I wanted seating area and display cases but couldn't get everything to fit in the front space. All in all, 1000 - 1400 sq ft might be good. Call around some real estate people and ask them to show you what a 1000 or 1400 sq ft place looks like. I took an interior designer with me along with a guy who would have done all the internal construction and building of showcases, etc.

You're welcome. Re: mall outlet or street outlet. Most of the sweet tooth shops here like patisseries draw customers in certain high-end malls and something like a multiplex cinema with many shops. My advice is not to stray from the ants nest. Meaning, put your business where the crowd already is. Always go where your target market will want to go and make sure parking won't be an issue. Weigh the pros and cons of costs for both locations. Mall have extremely high rents. I spent months calculating what output I would have needed each day, week and month to break-even plus make a healthy profit.

Btw, I just checked out LivePlan and I am truly impressed. I looked at the video on the homepage. What a great resource! I am sure many people out there could do with this help.
