I wanted to gush at the only place that will understand.
Serendipity has played a part in my life this weekend. Together with a financial windfall and a store with plumbing and electrical already in the building has fallen in my lap. So I am opening a cake/cupcake shop! It'll be open 90 days after I sign the lease.
I'll be busy for sure, but it will be a good thing. I have learned so much from reading and listening on all the conversations here that I was able to ask all the right questions and make all the right phone calls to all the right departments (something I am still doing, boy are there a lot of departments to contact!).

Congrats!!! I am going through the same process right now and am opening a cake/cupcake place as well, soo exciting but so many hoops and loops to jump through!!! Good luck with everything!
Oh by the way can I ask what kind of place was there before? Was it a bakery before you got the place? Just curious as the place I am renting was a hair salon before so the plumbing and electric was there but I still need to put to some of that work into the place along with a little bit of construction (just putting a wall up) but so many inspectors and permits to go through UGH!!! Keep us updated

Before me the place was where children's parties were held. There was a small kitchen in the back that has all the right plumbing and one electrical outlet I need. I'll be using 2 ovens, so I'll need to add another outlet.
The mop sink, mop bucket/mop and vegetable sink are still there. I am negotiating with the previous owner to see if I can buy them off of her. It would make my life and her life a lot easier.
