How Do I Take Care Of My Pans? Dark Grey Area?

I am new to this .. so forgive me
One of my pans has some dark areas and when I wipe them some gray stuff comes off. What is that and how do I prevent it?
The other two pans do not have this.. yet.

I think washing in the dw does this...my wisk for my ka does this too if I put it in the dish washer
